The 3rd floor walk up apartment has stunning ocean views of Kings Beach and Bribie Island from the lounge and balcony areas. The apartment has an exclusive rooftop area, with even more spectacular views of the region. The rooftop is furnished with comfortable alfresco dining and lounge facilities including gas BBQ and mini bar fridge for your enjoyment.

Guests have use of the entire apartment on the top level of a small complex, located 300m walk from the beautiful sands of Kings Beach.

The apartment includes exclusive use of the rooftop which has stunning views and furnished with alfresco lounge, dining table and chairs, gas BBQ and mini-bar fridge. Enjoy the stunning ocean views across Kings Beach and Bribie Island. Beautiful soothing breezes will help you relax with your favourite tipple and nibble, while you watch the sun setting across this beautiful vista. You also have views of the ocean from the living area and balcony.

The main bedroom features a queen bed and has direct access to the 2-way bathroom. The second bedroom also features a queen bed. Both bedrooms have ample wardrobe storage space provided and ceiling fans. Sheets, bedding and towels are provided.

The 2-way bathroom is equipped with bathtub and over bath shower. A hairdryer is also provided. The toilet with hand washing facilities are separate to the bathroom.

There is a fully equipped kitchen with dishwasher, cooktop and new oven. Ample crockery, glassware, and cooking utensils are provided if you prefer to dine-in. The gas BBQ and alfresco dining setting can make for beautiful dining experience on our exclusive rooftop. A coffee-pod machine, coffee plungers and teapots are also provided.

The laundry is equipped with a large washing machine, overhead dryer and laundry tub. Clothes basket, and airer are found in the laundry. There is also a clothes line on the rooftop. Other items found in the apartment include an iron, ironing board and stick vacuum cleaner.

Internet is provided with unlimited high speed NBN (50/20mbps) connection and WiFi throughout the apartment. Working remotely is possible if required from the small desk in the lounge area. A smart TV with soundbar can be used by guests to set up with their own streaming accounts. A small selection of books and board games are available for those wet days

There's an enclosed, lockable private garage for you to park your car. You will find a beach umbrella, chairs and a sturdy beach trolley to assist your short walk to the beach. Street parking and a large carpark opposite the unit complex is available for free if you have more than one car.

The unit complex includes a pool and BBQ area.

PLEASE NOTE: There's no lift in the building and the apartment is on the 3rd floor. There are six sets of stairs that you need to climb to get to the apartment. The stairs are not steep and there are several platforms between the stairs where you can rest if needed.

Children must be accompanied at all times on the balcony and rooftop.

Standard Cancellation Policy

If the Guest wishes to cancel or change their booking, the following terms will apply.

· If the Guests gives notice to cancel their booking; less than 30 days notice prior to the arrival date, no refund of any monies paid shall be made. The Owner may (in their discretion) provide a refund if the Property is re-let for the total period of the proposed Tenancy at the same or greater rent.
· more than 30 days prior to the arrival date:
· The Guest will, after deduction of the booking administration and banking fees, receive a full refund of all monies paid.
· the Guest will pay a booking administration fee to the Agency (minimum of $60.00); and
· If a booking has been paid for by credit card and is cancelled, all bank charges are the responsibility of the Guest.
· This booking is made in good faith and the Agent is not responsible for any actions taken by the Owner.
· The cancellation policy becomes active on any account once monies have been paid.
· Our Agency strongly suggests that you take out independent travel insurance
· Guests making bookings at this time do so at their ow risk

COVID-19 Circumstances:
Outside our Standard Cancellation policy, if you are unable to occupy the Property during your reservation or you need to alter your reservation, because of the closure of State borders or other Government mandated travel restrictions, due to and/or during the COVID-19 pandemic, the Agent will agree to one (only) alteration of your reservation, provided that that alteration is of the same Property, to dates that are not more than 12 months after your original arrival date and the monies paid by you for your reservation continues to be held by the Agent for that altered reservation generally in accordance with these Terms and Conditions. Any difference in cost due to change in tariff will be the responsibility of the guest.

The Agent is contracted by individual property owners to take holiday bookings for their private properties. In doing so, property owners employ this policy as the framework for managing booking cancellations, amendments and refunds.

Requests from guests seeking to cancel, amend bookings or refund inconsistent with this policy, will be referred by our staff to the property owner/s, who will be the sole decision-makers regarding such requests
